We only have two fees:

  • Low Monthly Management Fee. (Charged only when the property is rented)
  • $300 Leasing Fee. Paid once the property is rented.

Fees we DO NOT charge ever:

  • We do not charge any additional fees.
  • No full month rent fees
  • No lease renewal fees
  • No hourly rate for “non-management duties”. We consider anything that is required to take care of the property as a management responsibility.
  • No Set-up fee.
  • No Hidden Fees Whatsoever!

  • 24 hour repair hotline
  • Tenant screening and credit checks.
  • You decide what you want to pay as a referral fee. (This is the commission that is paid to the brokerage or agent that fills the property)
  • We fill about 80% of our listing in house.
  • Most listings are rented in about 30 days.
  • Each property is heavily advertised on multiple websites and on the MLS.
  • We have a high volume of prospective tenants that contact us daily about our inventory of homes.
  • With the owner’s approval, we coordinate any repairs needed to the property.
  • If an eviction needs to happen we go to court for you at no additional charge.
  • To sum it up, we watch over the property as if it were our own.

  • Checks can be direct deposited or mailed. (There is no fee for direct deposit)
